   Whether you are a entrepreneur looking to start your own business or a growing business looking to buy another restaurant, store, office building, work shop, ect or a corporation buying 90,000 square feet of warehouse space, office building, apartment complex, strip mall, hotel, ect. Rusk Property Inspection will provide you with a detailed commercial inspection to enhance your information and knowledge about the commercial building to improve the decision-making process for buying, selling, maintaining or improving the property.   The scope of work for the inspection is designed to fit your needs and the specific areas to be inspected are based on various factors. Age, occupancy and type of construction are considered when determining how the property will be inspected and the performance criteria needed to complete a quality inspection. Inspections can range from a visual examination of the property, to a comprehensive inspection of all the building's technical components.

  Property Condition Assessment (PCA):  A survey will be conducted by one or more inspectors, and may include subject matter inspectors as needed, depending on the size, equipment and complexity of the building(s). The following areas will be inspected:

  •    A site survey of the Grounds: Topography, parking, paving, access, egress, drainage, signage, sidewalks, lighting, streets if applicable, etc.
  •    An exterior inspection of the building(s) envelope & façade including the foundation, masonry, concrete, walls, doors, windows, roofsystem, ect.
  •    Interior inspection of the building(s) Structural systems, walls, ceiling(s), floors,  columns, basement if applicable, ect.
  •    Electrical system: electric room(s), panels, raceways, generator and transformers if applicable, ect.
  •    Fire Protection System: Sprinkler system will be inspected for corrosion, leaks, water pressure, ect.
  •    Life Safety: Exit & directional signage, emergency lighting, fire extinguishers, firedoors, exit doors, ect.
  •    Plumbing: Restrooms, water heaters, vent piping, drainage, kitchens if applicable, ect.
  •    Mechanical Systems:  HVAC units, condensers, hydronic & gas piping, ect.
  •    ADA Compliance: (American Disabilities Act) to include parking, approach & entrance, signage, restrooms, handrails, etc.

  Property Condition Report (PCR): The inspection report consists of sections describing the building system components, assessing the condition of each major building system and making recommendations when applicable. 25 to 100+ photographs with captions describing the buildings defects will be included in the appendix of the report. (Number of photographs will vary depending on the scope of work, type of property, ect).

   A typical field inspection can require between 5 hours to multiple days, depending on the size of the building(s) and the scope of work outlined in the contract with the client. The inspection may be conducted by subject matter professionals, depending on the condition, size and complexity of the project.

   Multiple Buildings—Should the subject property consist of multiple buildings, it is the intent of this guide that only a single PCR be produced by me to report on all of the buildings on the subject property, unless it is agreed upon that more than one report is needed before signing a contract.
